Location and what is close by:
This apartment is situated in one of the best closed and gated complexes in Gandia, situated just a 5-minute walk from the train and bus station, Carrefour hypermarket, Plaza Mayor shopping center, and La Vital commercial shopping center. It is also just a 6 to 7-minute walk to the main Calle Mayor shopping street, Townhall square, Ducal Palace, Cathedral and many other places to visit and see in the city. Provided on the coffee table will be tourist information of various things in the city, along a map so you can find your way around. There is a bus that goes to the beach every 15 minutes, most who have visited Gandia beach say it’s one of the best beaches in the Costas.

The complex:
The complex where this property resides, is a safe and has a great family environment, all of the facilities there you will be able to use for free during your stay (subject to times of year), the facilities include padel tennis which basic rackets are included, children’s play park, swimming pool and large terrace, various parks and seating areas, showers, changing rooms and a little bar restaurant. From the top level there is steps leading down to the pool, but this complex has been built wheelchair friendly and there is a large access ramp at the entrance to the complex, where you can go down to the bottom and access the pool area etc without any steps.

Brief description:
The apartment was built in 2008, and in September of this year (2018), has totally been repainted and refurnished throughout, and consists of an entry hallway, with wardrobe and safe, a fully fitted and modern kitchen, laundry room, a lounge diner leading onto a 20m2 covered terrace, full family bathroom, and three double bedrooms of which has an en-suite shower room. Everything inside the apartment has been bought brand new ready for renting. The entrance to the building has a very wide door and the building has a very large lift, so very wheelchair friendly. What’s included and extra features?

Entrance hall and main hallway:
As you enter the apartment, there is an entry hall with a small wardrobe, which has a safe that you can change the codes while you stay, and 10 coat hangers. There is a glass door which seperates the entry hall from the main hallway, this can be usefull if the children are early to bed sleeping, as this door seperates the bedrooms and bathrooms from the rest of the apartment. We have placed a tall vase with flowers and a couple of pieces of art on the walls to soften these areas and we feel give a warmer and friendly initial look when entering the apartment for the first time.

Modern kitchen with many cupboards for storage, equipped with 8 mugs, 8 small and large plates, 8 bowls, 6 plastic coloured cups for children, 24 piece set of cutlery, set of 4 cooking knives, wine bottle and beer bottle opener, chopping board, kitchen glove, full set of kitchen utensils, full set of cooking pans, 2 frying pans, sieve, bowls etc. We also provide, olive and vegetable oil, salt, pepper and vinager, 12 English teabags, kitchen roll and washing up liquid. Unfortunately, due to many people having certain allergies to washing powder and fabric softener, we do not supply this, but if you want a certain brand, we can tell you where you can purchase this. Electrical goods in the condition include, oven, hob, extractor, washing machine, toaster and microwave. The kettle is used on the hob. There is also a Spanish coffee maker, if you do not know how to use one, please ask.

Lounge and dining area::
We have tried to make the apartment a modern but comfortable place to stay, and includes an extendable dining table and 4 chairs, large extendable chaiselongue sofa, raiseable coffee table and modern wall – TV unit. We have provided in this unit 6 wine and beer glasses for you to use.
The television is a Smart TV, is connected to the internet, where we have installed and ready for you to use free the NETFLIX package, the television has dual audio so many Spanish television programs you can watch in English, and also the television has installed KODI and a Simple PVR client, so if you have a IPTV (television by internet) account, just enter your account details or the address of the m3u file, and you will be able to watch TV from your country via the Smart TV.
The WIFI is via Fibre Optic antenna and should be fast enough for all the family to use the internet at the same time. There are some books there should you want to read during your stay, some are in English and some in Spanish, but if you have children, we have also supplied a collection of games for them or you to play.

Although not in the video, there is a large parasol umbrella for the table and 4 chairs, we also supply ashtrays, and we ask that if you are smokers, please use the terrace to smoke and not inside the apartment as the smell may offend the next people staying. Due to the orientation of the terrace, it benefits from sun for most of the day, ideal for taking some winter sun, but if the sun gets to much for you, there are two large blinds, that you can wind down for shade or right down if you want some privacy.

Bedroom 1:
This bedroom has been setup for 1 or 2 children, but the beds are 90cm x 190cm, so adequate for adults as well. Each bed has a latex mattress with protector, latex pillow of 90cm with quality covers, top and bottom sheet, and coloured duvet, below each bed there is 2 drawers and 1 shelf for extra storage should you need it, a bedside cabinet with side light, and a fitted wardrobe with 10 coat hangers.

Family bathroom:
This is a complete family bathroom suite with a 80cm x 80cm mirror above the sink, there is a double wall unit with mirrors where you will find 3 toilet rolls, also included is 2 face towels, 2 hand towels, 2 shower – bath towels and a pot of hand cleaner which also can be used in the bath or for a shower. Above the bath there is a shower curtain, and a non-slip bath mat inside and outside the bath, for your safety when getting out of the bath.

Bedroom 2:
This bedroom has a king size bed, 150cm x 190cm, and has 2 bedside cabinets with decorative side lights, under the bed are 4 rolling draws should you need the extra storage during your stay. The bed itself has a latex mattress with protector, 2 latex 70cm pillows with quality covers, top and bottom sheet and coloured duvet. There is a fitted wardrobe with 10 coat hangers and various shelves and drawers which are built in to the wardrobe.

Bedroom 3:
The final bedroom is the master bedroom which also has a door leading to the terrace. This bedroom has an en-suite bathroom which has a large walk-in shower, toilet, large sink with 80cm x 80cm mirror, small wall shelving unit and then a tall mirror fronted cupboard with side shelving. In this bathroom we include 3 toilet rolls, 2 face towels, 2 hand towels, 2 shower – bath towels and a pot of hand cleaner which also can be used in the bath or for a shower.

Extra information:
There is a ducted heating and cooling system (air conditioning) that can be centrally controlled by one timer in the lounge, this will be set to certain times a day to come on and off. If you experience it being really hot one day, we can come and override the system.
There is an alarm system, with one remote and then others can access with the keypad, this can be changed to a code of your choice during your stay.
The water heater is via gas bottle and is in the laundry room, we will connect and light the boiler when you enter, there will be an extra gas bottle should the existing one run out, we will show you how to change and light the boiler, but if you have any doubts, we can come and change the bottle and light the boiler again for you.
