What can we and the Notary do for you?
In Spain, the notaries are used for anything that needs a legal document, all documents are issued in Spanish, therefore if you are not fluent in Spanish to understand what you are actually signing, you will need a translator there with you, we are well known in all the notaries of Gandia, and have translated literally 1000´s of times for clients who have bought from our estate agents, and also clients who have just needed to use our translation service.
Normally in general, we are asked to help in the notary for the following things.
NIE applications for property purchase for certain nationalities.
Depending on your nationality, and from the 31/12/2020, will also include British nationals, you will also need to apply for the NIE, a document from the notary stipulating that you need the NIE for the property purchase, and the Notary who is issuing this document will be in charge of the signing of the title deeds of the same property.
Buying or selling a Spanish property.
To buy or sell a Spanish property, it will be a Notary, who has to sign the title deeds of sale, after checking all the information of the property, buyer and seller is correct, without the signature of the Notary, the sale will not be legal.
Spanish last will and testament.
If you have bought a Spanish property, you will need also to have a Spanish will drawn up and signed by the Notary, a English will in Spain is not valid.
