Our reference. A large detached villa for sale in Marxuquera, Palma de Gandia with a total built size of 364m2, the property is a little neglected and needs work to bring it back to its former self, but for this reason the owners are selling for the great price advertised.
Rather than waste time, the description below is long, but truthful, and after you have read the full description and have watched the video, if you are still interested, then contact us for visiting or a virtual visit.
The villa upstairs:
Although with a total build size of 364m2, it is only at the moment the top floor of the property which is classed as living accommodation, and consists of the entrance porch and hallway, where to the left you enter in to the nice sized lounge, as you will see in the video, the rounded roof has some tiles missing, the flat roof is full of pine needles, and along some parts of the pitched roof a few tiles have slipped, hence these parts of the roof have leaked in the past, and made some water damage to the ceiling of the lounge. This can easily be remedied, and the ceiling/s repaired. Back to the lounge, there is a wood burning stove, that the mantel and sides have fallen off and needs putting back, the lounge needs rewiring, new sockets and light switches, re varnish the windows or painted in white, painting the walls and ceilings and a good clean.
There is a very nice terrace off or the lounge, perfect for outside dining, there are stairs round to the left, but overgrown as is most of the garden. This area you would need to change the roll out blinds if wanted or just remove them if not.
Off of the lounge there is the main hallway, where firstly on the left we find a smaller lounge (which also has access direct from the lounge), again needs rewiring, new door handle, painting the door if wanted but ok as it is, re varnish the window or painted in white, paint the walls and ceiling and clean.
Next on the left is the kitchen, which can also be accessed from the smaller lounge, the kitchen could be cleaned and used as if, should you not want to change it, just needing new kick boards for the base units, door handle, rewiring, painting the door if wanted but ok as it is, re varnish the window or painted in white, and paint the ceiling.
On the right hand side of the hallway, opposite the kitchen is a large family bathroom, missing the bidet, you could fit a new bidet, do the rewiring, re varnish the window or painted in white, painting the door if wanted but ok as it is, and paint the ceiling, and with a good clean could be used, but really would benefit from a complete new bathroom.
Following the bathroom on the right hand side of the hallway, there is the first of the bedrooms, needs rewiring, door handle, painting the door and wardrobe if wanted but ok as they are, re varnish the window or painted in white, paint walls and ceilings, and clean
Next we find on the left a very good sized bedroom, needs rewiring, door handle, painting the door if wanted but ok as it is, window re varnished or painted in white, paint walls and ceiling, and clean.
Finally at the end of the hallway there is the master bedroom with its own on suite bathroom. The bedroom itself needs as with the other bedroom with built in wardrobe, needs rewiring, door handle, painting the door and wardrobe if wanted but ok as they are, re varnish the window or painted in white, paint walls and ceilings, and clean. The on-suite bathroom is out dated, it needs from what we can see a new bath – shower tap, rewiring, door handle, painting the door if wanted but ok as it is, re varnish the window or painted in white, paint the ceiling, and clean.
Please note that what work we have described as needing, this is from what we have seen when visiting the property, and the property may need other works done to it that we may not have seen.
When visiting the property or by virtual visit, you will have your own chance to see what the property needs, and make your own check list. Also the townhall will not grant building permissions to renovate this part of the house due to the changes in the Spanish law, since the property was built, you will have to do the renovations without applying for the permissions and this is one of the terms of the sale.
So that concludes our tour of the top level of the house, if you are DIY minded, much of the sanding and painting could be done by yourself, this house is structurally sound, has cavity wall insulation, but has been neglected for many years as owners have not invested any time or money in the property, but could be great once again should you buy the house and do the work.
The villa downstairs:
Now on the lower part of the house which is accessed by the external staircase, although this part of the house is distributed as a separate apartment, remember it is registered as a storeroom area only and at the current time of writing this listing, the current owners are using a lawyer who also owns a similar property, and due to a new provincial regulations that come in to effect in September 2020, with this new provincial regulations, it may be possible to actually try and get this part of the property use, changed to living accommodation, but the property is being sold now as it is, a two storey house of living accommodation above and storeroom below.
Should you buy the property as it is currently registered, if you wanted to continue to actually try and change the lower level of the villa to be classed as living accommodation, we can pass you the lawyers details and he will be able to explain the process and the cost for trying to achieve this
As many similar properties all over Spain, these areas are turned into living space, but cannot be advertised as living space, nor can a reform license be given by the townhall to reform this area, hence the person/s who buys the property, will have to accept that they are buying the property as is, and should they wish to finish the downstairs as an apartment, they will have to do the work without any permissions from the townhall.
So this large area what we are stating for selling the property as storage area on the ground floor, has walls built etc, we are only stating areas and not actually designated rooms themselves, area for lounge, area for kitchen, area for hallway, area for 2 bathrooms, and areas for 3 good sized bedrooms. This part of the villa, the walls are good, as is the floor, seems to have had at sometime some new electric cables and boxes installed.
At the front of this area, there is a fabulous terrace, very large, needs tiling and balustrades put, below this is where the water tank is and also the septic tank, this area can be full tiled over as there is a drainage outlet lower down for emptying the septic tank if needed.

At the very bottom of the house, there is a large garage, with access from the bottom of the plot.
The garden, has a total size of 1.787m2, is very overgrown at the moment, and is over 3 levels, where there is also a off street parking place on the top level, a very large swimming pool which has the filter, but missing the pump, a BBQ house with its own oven, and another smaller storeroom which needs general fixing in order to use it. The gardens will take some work to clear, but when done, will be a fabulous garden which goes from the street below, to the street above, with virtually no passing traffic whatsoever, and great views.
The property has mains electric to the house, and the water is supplied as clean water every Friday from the company S.A.T. 777 MOTOR DE TORRETA, which is delivered by pipeline to the property, which can be then used to fill the water tank and the swimming pool, of which then there is a online pressure pump to giver normal water pressure to the house (please note, we do not know the condition of the pressure pump as has not been used for years and may need replacing).
