Puebla del Duc, La Vall d'Albaida, Valencia, Comunidad Valenciana, Spain.
Our reference 35715. A detached villa for sale, walking distance in to the village of La Pobla del Duc, in the province of Valencia.
This detached villa is situated on a large plot of 10,000m2, of which the villa and gardens are totally fenced, and the rest of the land is open.
Please look at the start of the video, the unused land is the part under the drone, which is perfect for parking approx. 12 cars, then in front, from the fence on the right, to the trees at the bottom.
As you enter the gardens, which are a little overgrown, there is a nice pathway, and low maintenance areas, perfect for placing seats to relax under the shade of the established trees, during those hot, sunny summer afternoons.
We enter the villa, going up to first the large covered terrace, partly glazed on one side, then entering directly in to the large diner with fireplace, then to the right there is a kitchen with large pantry cupboard. In front of the lounge there is a hallway where there are the 3 double bedrooms and the bathroom.
In the garden, to the side of the house, there is a paellero, perfect for making paella or having a BBQ, and then opposite there is a large wash basin for washing up afterwards saving taking everything inside the house.
Now at the back of the house, there is an enormous patio terrace overlooking the land, the pool below and to the mountains in the distance.
Going down the steps to the bottom level of the gardens, there is a very large area, previously used by the owner to park the car, as this level has access from the side track. This area is perfect for making an apartment for rental, or maybe a summer kitchen, bathroom and day lounge, or really whatever you want, as with 10,000m2 of land, you can legally do this, still staying in the limit of 2% build, compared to the size of the plot.
Also, on this level is the swimming pool, it has a skimmer and outlet installed already but has no pump or filter, so it is just a case of buy a kit filter system, connect and plug in.
The owners father a few years ago, put foundations for 2 small other villas which he planned to build, but never got round to doing.
The property has mains water, but electricity is provided by a solar system, that is ok for normal basic use, ie lights, fridge, washing machine etc, but for modern day diving, we would recommend adding panels and batteries to the current system.
The owner is currently renting the property, and is in agreement with the renter, that the property can be shown whenever needed and also should a deposit be paid, the renter will leave the property.
Please watch the video, and do not hesitate to contact us should you wish to view.
Due to new outbreaks of Covid-19, in various communities of Spain, including the community of Valencia, of which includes Gandia and the area where we sell and rent properties, we have decided again, to temporarily close our office to the general public to protect our staff, of which some have no contact with foreigners. Viewings can take place as normal, with a previous appointment, and abiding to normal distancing measures whenever possible, and always wearing a face mask covering both the nose and mouth. Should you decide to rent or buy a property, we will explain there and then how to proceed regarding contracts etc.
Stay safe during this crisis, keeping to the rules, and we will beat this virus, togetherPhil Coombs
