A well-presented fully urban villa for sale in the sought after location of Molló de la Creu, just 3km to the very city center of Gandía, and just a few minutes more in the car, to the fabulous blue flag beach of Playa de Gandía, said to be one of the best beaches in the Costas, and personally I would agree with them, it’s a 3.25km wide sandy beach with wide promenade, where there is a bicycle lane on one side, walking lane on the other, and in the middle, grassed areas with places for sitting and relaxing.

Carefully and tastefully reformed by the current owners, this 2-storey upside down villa is distributed in:
Top floor which benefits from the best views from the fully double-glazed windows in the lounge and dining area. You enter the villa into the fully fitted kitchen, where also on this level of the property is the open plan dining area, the lounge itself, a bathroom with shower, and the first of three bedrooms with large wardrobe, which has its own shower and vanity unit sink.
Leading down to the bottom level of the villa via the internal staircase, is where I find two more double bedrooms with large wardrobes, of which the master bedroom has 2, both of the bedrooms have on suite bathrooms consisting of a shower, toilet and vanity unit sinks.
There is a door in both bathrooms leading to ample storerooms which are very large.
Outside space:
The gardens are spread over various levels with a total size of 405m2 according to the tax office records, each level having its own seating, patio areas which all benefit from the views, especially the top-level patio which has distant sea views.
The area where you enter the villa for me is one of my favourite areas, there is room for sitting outside, with a table and chairs, its ornate, and there is even a paella house for making a paella on a Sunday.
There is a plunge pool with external filter system, which has been previously used to store water but now converted for swimming, but should you want to make a new pool on the lower levels of the gardens, now this property is urban, a new pool can be built legally, and this would be easy to do, as no excavation would be needed.
At the bottom of the garden, is a good-sized wood storage area for firewood, to use in the wood burner during the winter should you want to, but in this area of Spain, the climate is very good and the winters are not cold.
There is an open but covered parking area belonging to this property which can fit 2 cars.
To summarize:
A great location fully urban property, in excellent order, ready to move in and live, with nice patio gardens, nice views, and perfect for permanent living, holiday home, or for investors to buy and rent out via AirBnB or Booking etc. As the villa and the land are urban, it is possible to get a mortgage to finance some of the money needed to purchase the property.
Services:
Mains water and electricity, town sewerage, internet currently is via dish, Xenet-20, but fibre optic internet connection can be connected with just one phone call as is in the street. There is also a large satellite dish for watching UK Freeview TV.
Bus service is available, to and from the city of Gandia, to the bottom of the urbanization, should you not have your own transport.
Extra purchasing costs to take into account:
As with all properties that I have to sell, there is no commission to pay me, but you will have to pay:
Transfer taxes of 10% of the price purchased.
Notary fees should be in the region of around 600 euros.
Land registry, the cost should be in the region of 300 euros.
Registration, if you get the Notary to do this for you, expect to pay in the region of 230 euros.
