The North facing terrace catches the early morning sun and then remains in shade for the rest of the day. This is particularly useful as even at the height of summer it is possible to eat outside. There is sufficient room to put an inflatable paddling pool which allows children to play and keep cool under supervision. Finally, there is a South facing enclosed terrace which was formerly the stable yard. In winter when the sun shines, it becomes pleasantly warm and sheltered from the wind and more than one family Christmas lunch has been enjoyed there over the years.
The upstairs which was added some years later also has 40 centimetre thick walls, has a sitting room, north facing enclosed library terrace, a south facing master bedroom with a dressing room with en suite shower room and toilet, two additional bedrooms and a three piece family shower room with large walk in shower. Finally, there is a magnificent south facing terrace directly off the master bedroom which looks on to the mountains of the National Park on which no building development is allowed and is closely monitored by the relevant authorities.
Currently there is no internal staircase to link the ground floor to the top floor, but the current owners were thinking having one built on the outside of the downstairs lounge to the upstairs lounge, but now they have decided to sell, they have decided not to do this, as the new potential owners may want two separate apartments, for renting out in websites such as Airbnb and Booking. The rear bedroom in my video, is where the upstairs kitchen used to be, and the walk-in wardrobe with the en suite bathroom, is where the bedroom used to be, so if you wanted to make 2 separate apartments, it would be a case of putting back the units and worktops, as all the plumbing is still there, but covered over.
External to the house there is a large store room that contains a Bosch washing machine as well as the equipment required to maintain the property.
No villa of this size would be complete without a swimming pool and the recently refurbished 5 by 10 metres swimming pool which lies in the Southern part of the property does not disappoint. Surrounded by an extensive terrace, it has three separate seating areas so that combined with the other four terraces there is plenty of opportunity for peace and quiet contemplation, reading, listening to music or simply topping up the tan.
The 973m2 garden is fully walled and fenced, with electric gates to access the property by car.
The property is located in a sought after area, just a couple of km from the very nice village of Barx, which although a small village, has virtually everything you need including an excellent butchers, 2 small but good price supermarkets, various bakers, a medical center, a dentist surgery, and some very good bar restaurants, especially for Sunday mid-morning brunch.
Gandía is the closest city, approx. 12km down the mountain, which has everything you would expect from a city of this size, plus a few kms further brings you to the fantastic beach of Playa de Gandía, said to be one of the best beaches in the Costas.
The property has a security alarm installed. In addition to alarming the whole villa it is possible to alarm the lower floor overnight if only using the upper floor. In the unlikely event of the alarm being triggered, or suspicious activity being reported by the neighbours who live there all year round, the Guardia Civil respond promptly. The property has been managed by the same experienced handyman for the last 14 years who has become a friend to the owners. He is knowledgeable and efficient and manages a team of local tradesmen such as plumbers and electricians who know the property well. This local man is also the initial point of contact for the alarm company. If the new owners wished I am sure he would be happy to continue.
As for public transport, there is a bus that passes La Drova, so it can take you into the village of Barx, or to the city of Gandía, in the winter this is a two times a day service, and in the summer three times.
