I am not publishing the exact location, but I can tell you that it is just a minutes walk to the Carrer Major, the main shopping street of the city, and just a few meters to Carrer de Sant Francesc de Borja. The area is pedestrianized where only people who live in the area can access with a car, and delivery drivers during certain times of the day.
The great thing with this property is that there is no need whatsoever for a car, everything is in walking distance, and should you want to spend the day in Valencia or the fantastic blue flag beach of Playa de Gandia, the bus and train station are just 5 minutes walk away.
After enjoying my morning coffee in the coffee shop below, I go to visit this property, which is situated on the 1st floor of a nice building. Firstly I find outside the property that it has a good security door, entering the property, I was delighted to see how well the property is presented, and is distributed in the following way:
From the entrance, to my left of the hallway I find a hidden wardrobe, then the fully fitted kitchen with Silestone worktop, and includes an integrated fridge freezer and dishwasher, hob and extractor, and the electric oven is mounted in a tower unit. Leading through the kitchen, there is a small bathroom which has a shower, this is where the water heater is also located. Carrying on through the kitchen leads me to a patio for use only by this property, and to my surprise, which I initially thought was a shed, I find a fully tiled laundry room with Bosch stackable washing machine and tumble dryer.
So back again in the hallway of the property, there is the main bathroom to my left, which is a good size with large walk in shower, and ample storage, and to my right is where I find the bedrooms.

At the end of the hallway is where the lounge diner is located, this is a very bright room as has a large amount of windows, this area like the whole property is nicely decorated, and just a nice space to be, in this area is where the router for the internet is located, so perfect for internet television, although the property is also wired with TDT digital terrestrial for Spanish TV. There is an air conditioning unit in this part of the apartment.
From the lounge there is access via the French double glazed doors to a balcony terrace, nice to stand or sit there and watch the world go by, and during the week of Las Fallas, the famous fiestas in the Valencian community during the month of March, where you will be able to enjoy front line seats from your own balcony, to watch all the parades walk by.
