Almiserat, La Safor, Valencia, Valencian Community, Spain
My listing number BSP237392.
Property with a touristic license, and is one villa made up of 2 individual apartments with each its own independent access. Note there is no internal staircase to join the 2 levels together!
Set in an idyllic location, nestled in a very quiet urbanisation close to the quaint villages of Almiserá and LLoc Nou de Sant Jeroni, in the province of Valencia, Spain, you enter the gardens at the far end of the plot, where there are double gates with the drive leading up to the house, which is at the other end of the plot with ample parking for a couple of cars.
The top part of the villa:
You access this part of the property by going up a few steps, which leads you to a lovely covered terrace which looks over the gardens and pool, a perfect place for outside dining or to relax during the midday sun, from here you enter into the L shaped lounge diner, which has air condition for the summer and has a wood burner, and electric radiator’s for the cooler winter nights. Also on this level, as you go into the hallway, there is a bathroom with walk in shower, 2 good sized bedrooms with wardrobes and views over the pool, a fully fitted kitchen including oven, hob and extractor, fridge freezer and dishwasher. Back in the hallway I leave via the back door onto a lovely patio area which also has a storage area, a perfect place for having breakfast, or your morning coffee looking out to the great views over the pine trees and to the mountains in the distance.
From this patio, you have access to the side gardens and patio, where this is a small shed for gas, and at the end of this patio, leads you back to the front terrace of the house.
Now back in the gardens at the front of the house, let´s explore the part of the property which has been only used for rental income, although if you wanted to rent out the property as 2 units, the touristic license will cover it. So, going down a few steps is where I access the ground floor covered patio terrace, which is exclusively just for this apartment, to the left of the patio there is a very good-sized storage area.
Entering this part of the property, I see that the layout of this apartment is totally different from the upstairs, you enter straight into the lounge with its open plan fully fitted kitchen with breakfast bar, and a large wardrobe and storage cupboard, from the lounge there is a hallway where there are 2 ample bedrooms with views over the pool, and at the end of the hall is where the bathroom is located, which includes a toilet, sink, large shower, and the washing machine.
Virtually all that you see in the video including furniture is included in the price (except some personal items, but this can be discussed with the owner onsite, should you want to buy the property).
Leaving this ground floor apartment, again coming to the front of the villa, I walk down the steps and there it is, the stunning 11 x 5m2 fantastic swimming pool, with large patio area, where you can enjoy sun bathing and relaxing while also taking in the great views.
The area around the villa and the pool have been done nicely for low maintenance, where as the rest of the 1980m2 plat has been left natural, thus hiding this gem of a property from passers-by, keeping it nice and private.
The villa has mains water, mains electricity, and internet.
So if you are a large family needing 2 accommodations but in the same property, or you are looking to live in one part of the villa and rent out the other part for an income, or just looking to buy a property solely for rental income, I highly recommend this one.
Now I have told you about the property, let me now tell you about the location and distances:
Almiserá, the center of the village where the bar, pharmacy etc are located is just a 7 minutes or so walk away or 550m.
The large and historical city of Gandia, the second largest city in the province of Valencia, 19 minutes or so in the car, or 13.5km.
In my opinion one of the best beaches in the Costas, the incredible 3.5km long, blue flag beach of Playa de Gandia, 23 minutes or so in the car, or 20km.
Valencia airport. You can drive to Gandia or Xeraco, leave the car there, (in Xeraco the parking is free, as are some areas in Gandia), then take the train to Valencia, and straight outside the train station, you take the metro to the airport itself, but if you plan to drive there, then its 1 hour and 5 minutes drive, 94.2km.
For those of you who use Alicante airport, you can travel to Albaida, and then take the dual carriageway and motorway all the way to the airport, it’s a very nice and scenic drive and will take you 1 hour and 13 minutes, 114km.
No matter which airport you drive to from this property, there are no motorway tolls to pay for, all motorways in this area of Spain are now free.
Please have a look at the map, see where the property is, watch the video, and if you like the location, and like what you see in the video, then do not hesitate to contact me to make an appointment to view.
