This is a very nice location townhouse for sale in the village of Palma de Gandia, just 10 minutes in the car or less from the 2nd largest city in the province of Valencia, which is Gandía, also famous for its fabulous blue flag beaches.
From the outside of this house, it has an appearance of being very small, but when you enter the house, you are pleasantly pleased, on the ground floor of the house there is a lounge area, a dining area, a fitted kitchen, and a bathroom with shower.
Going up the stairs, I find the hallway with some water damage that I will explain later, in the middle of this hallway, there is a good sized bedroom (previously two bedrooms made into one), then the master bedroom with Juliet balcony, this bedroom has also had a leak at some time, back in the hallway, there is a small shower room, and stairs leading up to the top part of the house.
At the top part of the house there is a storage area – workshop, and a door leading onto the roof terrace with nice views, of which you can just sea the sea in the distance.
This storeage room is not registered, depending what you want to buy the house for:
1. You want to buy the house to live in, then best thing to do is rebuild this structure and then register the m2 in the registry and also the town hall.
2. You want to buy the house to reform it and later sell on, then the best and cheapest option is to remove the front wall, and take of the part of the roof that goes from the front wall to the stairs.
(Please note that I am selling this property with what is actually registered, which is the ground and first floor), the buyer will have to accept the property as they have seen it and the m2 registered.
Now coming to the damp in the hallway and master bedroom, my husband Phil has had a look, the master bedroom, the drain had blocked, and hence the water had filtered down, the hallway damp is caused by cracked tiles, and open joints. The remedy is to remove any broken tiles, put new ones down, fill all joints, then burn down a walkable asphalt membrane, and then if wanted tile on top, or you could go the cheaper way, and take the broken tiles, put new ones, fill the joints, and paint the roof with various coats of roof paint.
The owner is selling at this price only, as he knows the roof leaks and the property does need some work, he is not willing to the work, or pay for it, so please come and have a look for yourself, you will be buying sold as seen.
