Virtual visit by video
Many properties we have videos for, if you are interested in purchasing a property but cannot come to visit it, request a video. We visit the property you like, and make a video of everything you request, the good bits, and the bad, making a honest video where you will be able to see all, we can also make a video of the building, street, and the town if needed.
Now there is light at the end of the tunnel, and hopes with the new vaccines soon available, we will still keep to our Covid 19 viewing policy which is that we will meet you at the location of the first property, you will need to come with your own transport, then if the rest are in walking distance, fine, if not you will follow our salesperson to the next property in your car, and so on.
As part of our all in one service, we can do all the legal checks for you before completing the purchase. We are certified users of the Land Registry of Spain, within 24 hours, we can get the documentation from the registry to certify that the property you have reserved is registered and debt free. We organize with the Notary prior to completion, and also attend at the signing.
EX-15 NIE Process and obtaining
Buyers will need an NIE to complete the purchase, due to distancing regulations that we are sure will be in force for many months to come, to obtain the NIE, you will have to obtain the NIE in person with a previous appointment obtained online, in Alcoy, Alicante or Benidorm, as currently in the province of Valencia they are not issuing any NIE´s. You can also obtain one through the Spanish consulate in your country.
Bank account opening
By Spanish law, even with powers of attorney it is not possible to open a bank account in Spain, so you will have to open the bank account in person when in Spain, or make the final payment by bank transfer from your country a few days before completion, If you give powers to purchase, we suggest its best to give powers of attorney to us solely for collecting the bankers draft cheque, in the owners name for the set amount.
If you have given powers of attorney, the sale will be completed without you visiting the Notary, if not you will have to be there to attend. You only will have to be there to sign the deeds, we will organize that you pay the Notary by bank transfer. We will generate all the tax documents for payment by bank transfer, and we will register the property for you on your behalf, registration and taxes are included in our approx buying costs.
