Second habitation license.

When a property is first built, there is a first habitation license issued, so the property can be legally sold, and also the services connected, the first habitation license is valid for 10 years, and after that expires, then there is the second habitation license, which is valid for 5 years.

In some provinces such as Cataluña, it is law that a second hand property can not be sold without an up to date second habitation license, but currently in the provinces of Alicante and Valencia, this is not the case.

So do you need to renew your second habitation license?
Really you only need the license in the province of Alicante or Valencia, if you have had one of the mains services such as water or electricty cut off, or you have bought a property from a bank source or a group of investors, which has no services connected.

If you can meet our architect in the property that you want the certificate for, there are two different costs, depending on the type of property. Cost €100 Apartment and €120.00 Townhouse. Prices include paying taxes to the government for the license, but not IVA (VAT) at 21%.

If you do not live in Spain, and cannot meet the architect at the property, you can send us the keys to your property, we will meet the architect at your property, open for him, and wait there while he measures the property, lock up the property, and then hold the keys in our office, until you come to Gandia to collect them. Cost €125 Apartment and €145.00 Townhouse. Prices include paying taxes to the government for the license, but not IVA (VAT) at 21%.
