If you are purchasing a property through another estate agent, or directly from the owner, and do not want to employ the services of a lawyer to go to the Notary, to complete the sale, Phil can offer this service, which there are two options.
1. Go to the Notary with you. This option includes:
Phil going to the Notary the day before completion, to the offical who is preparing the deed, to check that he or she is preparing the deed, and has all the information, making the signing on the day of completion quicker.
On the day of completion, he will meet you in the Notary, accompany you to the officials office, translate the deed to you, and then later the same day, when the Notary is ready to attend you, translate verbally what the Notary is telling you re the deeds, and anything that he wants to explain to you.
After signing, he will take you to the payment office of the Notary, so you can pay the Notary fees.
The cost for this service is 100.00.
2. With powers of attorney, Phil can go to the Notary and complete the sale on your behalf.
If you are purchasing a property through another estate agent, or directly from a the owner, and can not or do not wish to go to the Notary in person to complete the sale, then with powers of attorney, Phil, the company owner of Buy Spain Properties can do whats needed on your behalf.
If you have not chosen our Legal property service we do charge for this service, as there is more work to do than completing in the Notary, purchasing a property in person with him.
Below are the steps and process.
1. Phil will draft out a power of attorney in Spanish and English.
2. He will then find a Notary close to where you live in your country, and contact the Notary, to request their fees.
3. Phil will then email you to see if you agree with the Notary fees.
4. If you agree, he will send the draft of the powers of attorney to that Notary, and make an appointment for you to go and sign the powers of attorney in front of him.
5. He will then send the powers of attorney to the Hague, to be legalized in Spain, and from there, the powers will be sent to Phil by DHL.
With the powers of attorney Phil will do the following:
Go to the Notary the day before to check that the official is preparing the purchase deed, if it is finished, he will request a copy, and call you to translate what is in the deeds, and what he will be signing for on your behalf. If the deeds are not ready on this day, the call to you will be from the Notary on the day of signing.
On the day of completion, Phil will sign the deeds in front of the Notary, and afterwards go to the payment office, get the invoice for the Notary fees. He will then scan the invoice, and email you the invoice with payment instructions.
Once you have made the bank transfer to the Notaries bank account, you will email a copy to Phil, he will then print this document and go to the Notary to show that the payment has been made, and also there and then get them in the payment office to check the Notaries account to ensure that the money has actually arrived.
So, if you are purchasing a property through another estate agent, or directly from a the owner and cannot, or do not wish to attend the signing in the Notary, for this completing the purchase of your Spanish property, without attending in the Notary service, the cost is €150. Please note the cost for the issuing of the powers of attorney, legalization for use in Spain, and DHL courier costs are not included in our service fee.
