You have seen a property advertised by another estate agent online, or in their real estate office window, or advertised directly from the owner via property portals, but they do not speak English, and you would like to be attended in person or via an online visit in English, Phil Coombs, the owner of Buy Spain Properties, can offer you the following services with the relevant costs for each service, there is no commision to pay him from the sale.

1. Contact the estate agent and make an appointment to view with you or make an online visit. Cost Free.
2. Visit the property for sale with you or online, Phil will translate for you, any questions you have for the estate agent or the owner, and any thing that the estate agent, or the owner wants to tell you. Also as Phil is not acting for the seller, and is acting for you as the potential buyer, he will tell you everything that he sees that needs doing to the property, such as cracks, broken things, if the electric system needs upgrading etc. Should you like to make a firm offer during the visit, or afterwards, Phil will do his best to negotiate the price down, to what you want to pay. Cost €75.00.
3. Should you wish a private professional video made, so that you can watch it at a later date, (this will be only visible to you and any others that you share the video link with). Cost €50.00.
4. If you would like to have a detailed floor plan with measurements made for you, Phil can measure the complete property, then within 48 hours he will send you the floor plans in PDF format. Cost vary depending on the type of property and its size, please request a price after he has visited the property.
5. When buying a property via the estate agent who has the property for sale, if you decide to buy the property, the estate agent will draw up the buy and sell contract, which normally will just be in the Spanish language, but if you are buying direct from a private owner, the owner will request that someone make the contract, as property contracts have to be precise and legally binding. Phil is a specialist in legal, binding property contracts, and prior to typing out any contract, Phil will contact the land registry, and receive a Nota Simple (which is a document from the land registry, upto date, showing the details of the property, who is the legal owner, and if there are any debts or charges on the property itself. Once the Nota Simple has been received, and all is clear and there are no problems with the legal side of the property (normally within 24 hours), Phil can produce the contract in just a few hours, in English and Spanish, send you and the owner a draft copy of the contract, and if both are in agreement, the contract can be signed together with the owners in his office in Gandia, or the owner can come to Phils office, sign the contract, and then Phil can scan the signed contract, and send to you for signing. Normally the 10% deposit payment is paid in two stages, a smaller amount for the reservation, and to take the property off the market, and the rest in a stated time period, once or the legal and finiancial checks have been made. Cost €110.00.
Now you have found your Spanish property, and signed a contract to purchase it, now you need to know where to go from there in order to complete the sale in the Notary, and have the property registered correctly in the land registry, for more information regarding this process, please read the process.
