If you are looking to purchase a property from a bank source, or group of investors, a legal requirement in Spain, is that you have to supply documentation to prove where you got the money from to make the purchase.
In general, you will have to supply:
1. A scanned copy of your passport and NIE.
2. A fully filled out document, signed by you, called a KYC, which is short for “Know Your Client”.
3. You last tax declaration.
4. If working, you last 2 wage slips, if unemployed, a document to state this with the amount you receive from the Government, and if you are retired, your pension documentation
5. 2 to 3 months bank statements, showing your name, account number, date, and all movements in the account, the bank statement will have to show all the money in the account for the purchase, if you are a cash buyer. If there has been any money put into your bank account in cash, transferred from a friend etc, other than from your income, or your unemployed benefits, or pension, you will have to supply documents, to document why you have this money and where it originated from. If you are buying with a mortgage or loan, you will have to supply the loan or mortgage acceptance documents.
Some clients want to purchase this type of property, but do not want to supply all this information to the PBC, buying a property from a private seller in Spain, you will not have to supply any other documentation, other than:
1. A scanned copy of your passport and NIE.
2. A copy of the deposit/s payments, if made by bank transfer.
3. The cheque or copy of the bank transfer for the final payment.
