Property building licenses.

In general, for a small works license which is called in Spanish (obra menor), we can get you the license normally within 48 hours, without visiting the planning department of the townhall etc. For larger projects, depending what you plan to do, in Spanish (obra mayor), a project by our architect will have to be presented, this option is more costly and time consuming. It is very important to get a building license, failing to get even the basic building license, should a neighbour complain to the police about the noise, or the police visit the property, and you do not have a license, you will receive a very large fine.

In general, if you are reforming your property, this will come under the small works license, and in most cases, we can arrange the building permissions for you to start work within 1 to 2 days, but if you are doing a full demolishing of all the walls, and changing the windows, you may also need a project drawn up by our architect or an architect of your choice.

To get a small works license quickly without even visiting the town hall for your urban property, you will have to supply our company with a copy of your Spanish NIE – TIE, a scanned copy of your passport, a copy of the deeds in PDF format, and also a copy of the catastral reference of the property.
Our architect then will apply for the permissions online, and then send us the payment document for the taxes to be paid to the townhall, we will send you this document, and if you pay straight away online, and send us the receipt, he can then upload this to the online file that he has created, the townhall will instantly be notified of the application of permissions, and the payment, after this you can start work.
