One of our sale staff will get back to you as soon as possible to organize the visit.

2. You have seen a property advertised by another estate agent or owner, but they do not speak English, and you would like us to make an appointment with them, to visit the property with you, translate in English for you, and explain to you honestly what is good and what is wrong with the property which is being viewed, this option includes many extra items that are listed in the more information page. Buying a property remotely.

After viewing a property via an online viewing or in person, you decide to buy a property, but can not come in person to Spain to do all the documentation, nor want to hire the services of an expensive lawyer, this can be done by powers of attorney, you have the following options, depending on where the property has originated from, these options are listed below, the process, and costs if any, all of this information is listed in the more information page.
1. You want to buy a property from our company, Buy Spain Properties, and the property has originated from a private owner, a bank source, or group of investments companies, please note that in this case of buying a bank source property or a property originating from a group of investors, you will have to supply documentation to the anti money laundering department of Spain, to explain where the money has come from to buy the property, please read the article regarding the documentation you will need to purchase one of these types of properties. Properties from another estate agent or direct from the seller.

You want to buy a property via another estate agent, or a private seller, with powers of attorney, Buy Spain Properties can take all the stress out of the purchasing process, and take care of all the documentation, and even complete the sale in the Notary for you.

You have decided to buy a Spanish property, but need a Buy and Sell contract.

If you are buying a property from a bank source, a group of investors, the company responsible for that property will generate the contract. If you are buying a property from another estate agent and not our company, then their lawyer, or the estate agents themselves generate the contract. If purchasing a property through our company which is from a private seller, Buy Spain Properties will generate the contract in English and Spanish. Property contract signed, what is needed prior to completion in the Notary?

This is the stage where some clients hire the services of a lawyer, but a lot of clients do not want to pay excessive lawyers fees, you can do all the work yourself if here, living in Spain, and you speak Spanish, if not you can use are legal service at a fraction of the price you would pay a lawyer, but get exactly the same service, please read our article Property contract signed, what is needed prior to completion in the Notary? Completion in the Notary.

To legalize the purchase of the Spanish property you are purchasing, this must be done in a Notary office, and the title deeds of the property you are purchasing, will have to be signed by you in person, or by us with powers of attorney, please see what options are available.

1. Completing the sale in the Notary in person, for purchasing a property from Buy Spain Properties, that has originated from a bank source, a group of investors or a private seller, as long as you are purchasing the property through our company, no matter what type, our service to go with you to the Notary and translate for you is free, please see the more information page for what this includes. 2. Completing the sale in the Notary without attending (using our powers of attorney service) for purchasing a property from Buy Spain Properties, that has originated from a private seller, bank source, or group of investors. 3. For our company to visit the Notary with you, or completing the sale in the Notary without attending, (using our powers of attorney service), for purchasing a property from another estate agent, or a property that you wish to purchase directly from the owner. Paying purchase taxes and registering the property that you have just purchased.

No matter what type of property you have purchased, you will have to pay transmission taxes or property purchase taxes to the tax office, in general the taxes are 21% for a non-residential properties such as land, business premises, garages and parking spaces (garage and parking spaces not purchased together with a residential property), 10% tax will be payable for any property registered for living in the land registry and tax office. If you are a Spanish resident or have Spanish nationality, and have 3 or more children, or under 35 years of age, and it is the first property that you are purchasing, then you will get a discount in the amount of tax you will pay. 1. You live or will live in Spain within 30 days or the completion of the purchase of your Spanish property, and want to generate the correct documentation needed, and then pay the taxes and register the property yourself. (You will need to speak Spanish for this option). More information..

2. You have the option when completing the purchase of your Spanish property, that the Notary takes care of generating the documentation for paying the taxes, paying the taxes, organizing in the land registry that the property is registered, and that when all is registered, that you can go back to the Notary to collect your new deeds etc, this can be costly, for this option please read our Notary taxes and registration process page. 3. This option when completing the purchase of your Spanish property, that Buy Spain Properties take care of generating the documentation for paying the taxes, paying the taxes, organizing in the land registry that the property is registered, and that when all is registered, our company can collect the deeds and hold them for you until you come to Gandia to collect them, we can even send them to you via DHL.
