If you have purchased a property from a bank source or group of investors, there will be no water meter, or electricity meter installed, as when the properties get repossessed by the banks, immediatley the services of electric and water are cancelled, so the banks do not have the cost to keep them connected, below is the general process and can be done by yourself, or we can offer this service to do the work for you.
Generally the process is the same from all types of residential urban properties, but if the property is classed as rustic, may not be ever possible to reconnect the services.
1. You will need a second habitation license from a technical architect, who will have to visit the property, measure, take photos etc, to later put in his report and then present and pay online. In some towns they request a visit from the townhall architect aswell, that can take a long time.
2. You will need a plumber to go to the property, and make sure the connections are correct where the new meter to go, and change any plumbing to the stipulations of the water company. Some water companies will request that the plumber generates a document called a boletin, stating the property to the meter is to requirements.
3. An authorized electrician will have to visit the property, have a look at the size of the cables from where the meter will be installed to the fusebox inside the property, if they need changing, he will then quote you for the work and materials. He will also check the fusebox inside the property, and if it needs changing, he will quote you again for the work and materials, change the fuse box, and then issue you a certicate stipulating to the fusebox, your property can by connected up to a certain amount of kilowatts.
Please note if your property is an old townhouse and the electric meter is located inside the house, you will have to get a builder to make a whole in the fachade of the house, and install a new electrical box to later have the meter installed.
4. Contracting. Now is the time to contract the services, normally the electrcicity can be done online, and the water in the relevant water company office.
5. The water and electric companies will contact when you, when they are available to go to your property, and install the water meters.
Please note that both companies charge for the initial connection, this may be as much as €150 for the electricity, and over €330 for the water.
Should you wish that we take care of the process of reconnecting from start to finish, our fees to carry out all the work on your behalf, including visiting the property various times, if you are not here to open the property, is €500 plus IVA, plus the costs of the architects work, taxes to the town hall, the work of the plumber and electrcian and any materials they may have had to purchase.
